New Downtown Denver Project: 17th & Chestnut

Denver-based Zocalo Development doesn’t waste time. Just a few months after launching construction on their 10-story, 231-unit apartment project at 2020 Lawrence, they have just announced their next project: a 13-story, 220-unit apartment project at 17th & Chestnut in the heart of the Union Station district. In fact, this new project will be the first to front the future 17th Street Gardens, one of the new public spaces planned as part of the Union Station Transit Center project.

As you long-time readers know, we pride ourselves here at DenverInfill on providing the highest-resolution project renderings for your enjoyment. Thanks to the good folks at Zocalo, I’m happy to share with you with this sweet rendering, in two size options even. Gala on the Bridge: A winner over the water

Nothing against the Hyatt, Marriott and Seawell Ballrooms; they’re great. Every once in awhile a party planner has to think outside the box and a local place.

Graphic designer Ellen Bruss and Mark Falcone, founder and CEO of the Continuum Partners real estate development firm, agreed to chair an awards gala benefitting the Greenway Foundation. They suggested dinner to be Gala on the Bridge, given the fact it’s on the 19th street pedestrian bridge.

Mark Smith, founding principal of East West Partners with be receiving the Friend of the River Award at the gala. He had a big hand in transforming  land around it from something best described as urban blight to a thriving neighborhood filled with high-end residences, restaurants and shops.

Jeff Shoemaker, executive director of Greenway Foundation explained that Smith and East West Partners bought all the land between 20th Street and Cherry Creek, along what would become Commons Park.

As Greenway Foundation executive director Jeff Shoemaker explained: “Back in 1999, Mark Smith and East West Partners 20th street & Cherry Creek which later became Commons Park.  It took extraordinary vision and an unusual kind of courage to start building a high-end neighborhood in the Central Platte Valley. Smith and Shoemaker created the Riverfront Park Community Foundation and PlatteForum, and is one of the leaders in an effort to have an elementary school built downtown.

400 guests later and after enjoying  cocktails, hors d’oevures and music by The Rivertones at the foot of the bridge, folks moved inside to be seated at two long tables set up parallel to each other on the bridge. Dinner, by Three Tomatoes, featured a locally sourced menu that began with filet of Colorado trout and chili corn salad served on a toasted corn husk and ended with apple tarts.

BJ Dyer and Guenther Vogt of Bouquets hauled in a ton of river rock to accent the weathered barn wood table runners that were also decorated with moss and arrangements of wildflowers placed in recycled glass bottles.

As you can see it was a hit!

Buying is cheaper than renting in most U.S. cities

Demand for rental units has increased so much that it’s now cheaper to buy a two-bedroom home than to rent one in most major U.S. cities.  According to real estate web site Trulia, buying was cheaper than renting in 74% of the country’s 50 largest cities in July.  In addition to a continuing decline in home prices, rock-bottom interest rates have added a lot of weight to the buy side of the scale.  The overnight average rate for a 30-year fixed was just 4.19% on Monday, according to Bankrate.com.  A 15-year fixed averaged just 3.43%.  Read article:

Should you rent or buy?

The buy-rent calculation is just one part of the decision-making process. Other factors include:

  • How long you plan to stay. If you’re not keeping the home for several years, transactional costs of buying and selling (e.g; commissions, closing costs) can wipe out any buying edge.
  • Whether you have cash for closing. It’s not easy to find banks willing to lend more than 80% of the cost of a home. That means buyers have to come up with 20% down, plus closing costs. On a $200,000 home, that’s $40,000.
  • Whether you can cover all the homeownership costs. It’s not just the mortgage: There are property taxes, insurance, heat, utilities and regular maintenance.
  • Whether you can claim the tax advantages of homeownership. Mortgage interest is deductible and can shave a lot off tax bills but this benefit accrues mostly to high income earners with substantial mortgage payments. Many borrowers claim the standard deduction on their taxes and so derive no savings from the deduction.

Why is Lohi so hot???

Check out the ULI walking tour on August 11 from 2 to 6pm. The focus will be Denver’s most vibrant neighborhood, Lohi or Lower Highlands. Overlooking downtown Denver, Highlands was origianlly founded as an escape from Denver’s smoky mills, poor drinking water and questionable morals. The walking tour focuses on the Lower Highlands area located between I-25, Speer Blvd., 38th Ave., and Zuni St. Despite a gloomy housing market, Lohi has managed to thrive in terms of new commercial and residential development and has attracted some of Denver’s most talked about new watering holes including Linger, The Ale House at Amato’s and Root Down. With much more on the horizon, Lohi will only become a more vibrant part of the Denver urban landscape. The walking tour allows participants to meet some of the architects and developers in the area and concludes with a reception at Linger. Interested folks should meet at Little Man Ice Cream in Lohi(Umatilla and 17th).

Ladies, Lads & Lotsa Dogs

The inaugural Ladies, Lads & Lotsa Dogs truly was something to yap about. Some of the guests at this benefit for the Englewood-based Freedom Service Dogs ambled into the Block Building Event Center with tails wagging; others were barking up a storm.

Whether they arrived on two legs or four, everyone seemed to have a great time raising money (the exact amount is still being tallied) to acquire and train service dogs for placement with individuals whose special needs range from panic attacks to paralysis. All the are shelter rescues.

A special focus of FSD is to provide service dogs to U.S. soldiers injured in combat. “As battlefield survival rates and lifesaving medical techniques continue to improve, the number of wounded U.S. service members returning home unable to walk on their own or manage even the most simple physical activities is expected to quadruple over the next five years,” says FSD executive director Sharan Wilson. “The need to provide specially-trained assistance dogs through Freedom Service Dogs is severe and immediate, and it’s the least we can do for those who have given so much.” FSD is in the midst of a drive to raise $500,000 for this initiative.

FSD began in 1987 and is dedicated to helping people with disabilities lead more independent lives. It takes nine months and about $20,000 to train each dog, and to date some 150 dogs have been trained and placed. If a dog turns out to be ill-suited for service, he or she is adopted out.

Ladies, Lads & Lotsa Dogs was hosted by Lee Clayton Roper, Andi Leahey, Deviree Vallejo, John Tobey and Streeter McClure. Denver Post business columnist Penny Parker was mistress of ceremonies for the event that included an auction, CosmoPAWlitan drinks and a costume contest.

Familiar faces in the crowd: Jan Nelsen, Banafsheh Pirasteh, Jen Owens, Adin Degeare and Lisa Parson.

Denver is the top of the Fastest-Selling Real Estate Markets

Nationally, the median age of inventory of homes on the market shrank slightly in May from April to 92 days, but still marks a 4.55 percent year-over-year increase.

Here’s a look at the top 3 fastest-selling markets from May, based on the median age of inventory of 146 markets tracked by Realtor.com.
