<p><span style="font-size: large;"><strong>What’s New in LoHi?</strong></span></p>
<p><span style="font-size: medium;">Besides all of the modern new construction going on, there is a new goal of some local business owners to preserve some of the <strong>LoHi</strong> nostalgia.</span></p>
<p><span style="font-size: medium;">We love LOVE, all the modern development but with so much change there is a need to preserve some of the history that makes up the identity of the neighborhood.  The Coors Theater itself was a historic landmark that now houses the <a href="http://www.highlandtavern.com/">Highland Tavern</a>, <a href="http://thecleverturnip.com/about/">The Clever Turnip</a>, and <a href="http://www.drinkblackeye.com/">Black Eye Coffee Shop</a>.  The owners of Black Eye Coffee are behind the effort to fund raise for a mural that will depict the history of the landmark building.  In recent decades this neighborhood has been a local nucleus for art and culture.  The Coors theater itself has been a live theater, barbershop, and liquor store.   This area has also been known for underground activities such as boxing and bookkeeping as well as home to a hard working class with Italian and Mexican heritage.  This is the history that the effort is aimed at preserving. </span></p>
<p><span style="font-size: medium;">The artist commissioned Larry Polzin of Stargazer Creations is a well known artist and specializes in antiquing his work to make it look like it has been on a wall for decades, which is exactly what they want this mural to portray.</span></p>

<p><em>When this blog post was written they were $2260 towards their goal and trying to reach $6000 before May 1st.  They are offering memorabilia to donors that are giving any where from $50 dollars and up. </em></p>

<p>In the article Deviree is quoted, “West Highlands is a little cooler than LoHi, but not much says Vallejo.”  “It’s just nuts, Highlands isn’t as busy as lower Highlands, but it’s still definitely one of the craziest areas in Denver.  We’re seeing bidding wars even north of 38<sup>th</sup> Avenue”.</p>
<p>Deviree’s listing at<strong> 3538 &amp; 3540 Raleigh with 3,392 finished sq ft and listed at $699,000 </strong>is the last duplex grandfathered into the old zoning-meaning new builds from here on will be single family, at prices realistically closer to $800,000.  Meanwhile, people who get involved in Highlands homes before completion seem to be making money, Vallejo notes.</p>

				<content:encoded><![CDATA[<p>The first two months of 2013 proved to be a huge improvement in the real estate market. Sales jumped 50% for January and February from $400,000 to $499,999, the biggest percentage gain in home sales compared to 2012. What is causing this drastic increase in home sales in the <strong>real estate market for 2013</strong>?</p>
<p>The mix of homes selling helps increase the median prices, which was up 15.9% so far this year. Across the U.S., homes sold faster in February than in any February since 2007. Homebuyers met a tight supply of homes for sale, with homes being on the market for a median of 98 days last month, down 123 days in February 2011. Although 98 days is still long, it’s an improvement.</p>
<p>Denver is part of the 10 fastest-moving markets, with an average of 80 days on the market. Condos have seen the biggest percentage gain with 18 sales in the price range from $500,000 to $699,999 through February, compared with 10 in the first two months of 2012. The second largest percentage gain was from the $200,000 to $299,999 price range, with 217 sales this year compared to 129 last year, a 68.2% jump.</p>
<p>Supply and demand affects the prices of home sales. When there is a limited supply of homes and there is a larger amount of buyers, sellers can ask for a higher price. As the economy picks up, so does the increase in home sales. Home prices continued to rise while inventory fell to its lowest level since 1985. There has been an 11% increase in home prices compared to a year ago, showing that there is a strong market even through the slower winter months.</p>

<p>We have heard rumors and have known that negotiations have been underway, but now it is final.  St. Anthony’s campus sells for $9.5 million.  In an article by John Rebchook posted in <a href="http://insiderealestatenews.com/2013/01/st-anthonys-campus-sells-for-9-5-million/#more-21608">InsideReal EstateNews.com</a> today the details are unveiled.</p>
<p>At the beginning of the month , a <strong>Denver</strong> based company EnviroFinance Group or EFG announced that they purchased the hospital campus next to <strong>Sloan’s Lake</strong> but they did not say how much they paid.  It was displayed in the Special Warranty Deed filed with the City of <strong>Denver</strong> the sales price of $9.5 million dollars.  EnviroFinance Group formed an entitiy called EFT-South Sloan’s Lake I LLC to buy the land which is set to be redeveloped into a large urban, residential and retail community.</p>
<p>This parcel mentioned is the property east of Sheridan Boulevard and south of West Colfax Avenue and is said to be just under  19 acres.</p>
<p>There are city documents showing the purchase price paid to be about 12 dollars a sq foot, which as quoted by Jonathan Alpert,  the developer working on the 28 unit <strong>Framework at Sloan’s Lake residential community</strong>, to be half the price that was paid for the 9<sup>th</sup> and Colorado property the former University of Health Sciences Center.</p>
<p>Alpert explains the comparison and cost difference could be due to the environmental clean-up conditions that will take place in order to redevelop the land.</p>
<p>All the land owned by the seller, Catholic Health Initiatives Colorado, on each of the 11 parcels has a total actual value of $19.05 million according to the city records,  says the author Rebchook.   The land and the buildings on all 11 parcels have an actual value of $131.4 million with $124.6 million from the main hospital site.</p>
<p>EFG will raze the 629,785 sq ft hospital building to remove the asbestos and it will take 12 months for the demolition of the existing buildings and prepare the site for <strong>redevelopment</strong>.  They will however, be leaving the historic chapel and a large parking garage.  The campus is expected to eventually have 900-1200<strong> new residential units</strong> and up to 300,000 sq ft of commercial and retail space in a seven-block, urban-grid <strong>development</strong>.  Once this site is <strong>redeveloped</strong> the property taxes it will generate are expected to be much more than the property generated before.</p>
<p>The median price for a<strong> home for sale in Sloan’s Lake area</strong> is around $500,000 according to <strong><a href="http://www.seedenverhomes.com/">www.SeeDenverHomes.com</a></strong> .</p>
<p>John Rebchook ends his article letting us know that EFG will likely be selling parcels to various developers and  EFG’s plans to raze and clear the site in the most sustainable way possible, which will include recycling and reusing much of the demolition material generated by the demolition.</p>
